Article 1 - Length of Stay.<\/strong> The tenant who has signed this fixed-term lease may not, under any circumstances, claim any right to remain on the premises at the end of the rental period.<\/p>\n\n\n\n Article 2 - Conclusion of the Contract.<\/strong> The reservation becomes effective once the tenant has sent the landlord a deposit equal to 25% of the total rental amount. The lease agreement entered into between the parties to this document may not be transferred to third parties, whether individuals or legal entities, unless the landlord provides written consent. Any violation of this last paragraph may result in the immediate termination of the lease at the tenant\u2019s fault, with the rental proceeds remaining permanently with the landlord.<\/p>\n\n\n\n Article 3 - No Right of Withdrawal.<\/strong> For reservations made by mail, telephone, or online, the renter is not entitled to a cancellation period in accordance with Article L121-21-8 of the Consumer Code, which pertains, in particular, to lodging services provided on a specific date or at specific intervals.<\/p>\n\n\n\n Article 4 - Cancellation by the Tenant<\/strong>. Any cancellation must be notified by certified mail.<\/p>\n\n\n\n Before arriving at the venue:<\/strong> The deposit is non-refundable. If the cancellation occurs less than 30 days before arrival, the owner may request payment of the balance.<\/p>\n\n\n\n Shortened stay:<\/strong> The rental fee is retained by the owner; no refunds will be issued.<\/p>\n\n\n\n Article 5 - Cancellation by the Owner. <\/strong>The landlord will then refund the tenant the full amount paid, with no obligation on the landlord\u2019s part; the landlord will take the necessary steps to find an alternative solution by contacting his partners, if the tenant so requests.<\/p>\n\n\n\n Article 6 -<\/strong> Arrival.<\/strong> The tenant must arrive on the date and at the time specified in the contract. In the event of a late or delayed arrival, the tenant is required to notify the landlord.<\/p>\n\n\n\n Article 7 - Payment of the Balance<\/strong>. The balance is due 30 days before arrival. Failure to pay the balance by this deadline will result in the automatic cancellation of the reservation. The deposit will then be retained by the owner, who may make the cottage available for rental to another guest. Cancellation will take effect after two reminders from the owner\u2014one via email and one via text message. The Customer must ensure that their email address and cell phone number are correctly listed on the order form.<\/p>\n\n\n\n Article 8 - Property Inspection. <\/strong>An inventory is drawn up jointly and signed by the tenant and the owner or the owner\u2019s representative upon arrival at and departure from the vacation rental. This inventory serves as the sole reference in the event of a dispute regarding the condition of the property. The cleanliness of the vacation rental upon the tenant\u2019s arrival must be noted in the inventory. Daily cleaning of the premises is the tenant\u2019s responsibility during the rental period. Le d\u00e9p\u00f4t de garantie peut \u00eatre d\u00e9pos\u00e9 en esp\u00e8ce ou par d\u00e9bit carte bancaire ( dans ce second cas, le remboursement sera effectu\u00e9 sous les 15 jours apr\u00e8s la sortie sur remise d'un IBAN par le client avec 2% de frais bancaires) . les ch\u00e8ques ne sont pas accept\u00e9s pour couvrir le d\u00e9p\u00f4t de garantie.<\/p>\n\n\n\n Article 10 - Use of the Premises.<\/strong> The tenant must ensure that the rental remains peaceful and must comply with the intended use of the premises and its rules and regulations.<\/p>\n\n\n\n Article 11 - Legal Capacity.<\/strong> This contract is based on a capacity of 6 registered guests (maximum 8). If the number of guests exceeds the property\u2019s capacity or the number specified in the contract, the owner may refuse to accommodate the additional guests. Any modification or termination of the contract will then be considered to have been initiated by the customer.<\/p>\n\n\n\n Article 12 - Pets.<\/strong> Nos amis les animaux ne sont pas accept\u00e9s. It is strongly recommended that you purchase vacation rental insurance.<\/p>\n\n\n\n Article 14 - Payment of Expenses.<\/strong> The tenant must pay the charges not included in the price, in accordance with the calculation specified in the contract.<\/p>\n\n\n\n Article 15 - Disputes.<\/strong> Any complaints regarding the inventory or the move-in inspection must be reported within 24 hours of moving in; after that time, complaints will not be accepted.<\/p>\n\n\n\n Article 16 - Refund.<\/strong> In the event of a refund for reasons not attributable to the owners (cancellation by the renter), the renter must provide the owner with their bank account information (IBAN). Upon receipt of this information, the owners will process the refund.
